Lennar builds four collections at Kingston. The names imply a simple ladder from smallest to largest — and that is not quite how it works. Several Manor homes are larger than every Estate plan but one, and the smallest Estate home is smaller than four Manor homes.
What actually separates the collections is homesite width, elevation and finish level, not floor area. That matters when you are comparing a $600s Manor plan against a $700s Estate plan with less space in it. Below is every plan Lennar currently lists, with the real numbers.

Attached villas. The lowest-maintenance entry into the community.
Executive Homes
The widest range at Kingston, and where most buyers start looking.
Manor Homes
Wider homesites. Includes the largest floor plan currently released.
Estate Homes
Listed as coming soon. Most likely to change before release.
How to read the price bands
Builders quote “from the $400s” against the smallest plan on the smallest homesite with no structural options. Very few homes actually sell at that number. Lot premiums on preserve or water homesites, structural options like an extended lanai, and design-centre selections routinely add a meaningful amount to the base price.
We do not publish a starting price for the Executive collection, because Lennar’s own community page and collection page currently disagree with each other.
