Is Kingston open and selling?
Selling by appointment now, with a grand opening on Saturday 17 October 2026, 11am–2pm. Model homes from Lennar, Pulte Homes and Neal Communities are under construction in Kingston South ahead of that date. Community status in early-phase projects still changes month to month — call and we will tell you exactly where it stands today.
Who is the developer of Kingston?
Cameratta Companies is the master developer. Lennar is one of several homebuilders within the community. This site covers Lennar’s homes specifically.
Is Lennar the only builder at Kingston?
No. Kingston is a multi-builder community. We cover Lennar today and will expand as we establish direct relationships with the other builders’ sales teams.
What are the HOA and CDD fees at Kingston?
Not published yet in a form we can verify. See our costs page for what applies in this corridor and the exact questions to ask. We will not estimate them.
Are the amenities open?
Not yet. The resort pool, The Saloon and the indoor sports complex are on the master plan and follow as Kingston builds out. What opens on 17 October is the model homes, so you can walk the product now and see the amenity campus on the plat.
Is Kingston gated?
Confirm the current plan with us — gating and access control in multi-district communities often vary by district and can change during build-out.
Do I need my own agent to buy from a builder?
You do not need one, but the builder’s sales consultant represents the builder, not you. Independent representation costs you nothing directly and gives you someone whose obligation is to your side of the transaction.
If I already visited the sales centre, can you still represent me?
Possibly, but timing matters a great deal. Builder registration rules generally require your agent to be named at or before your first visit. If you have already been, tell us exactly what happened and we will tell you honestly whether we can still help.
Are you affiliated with Lennar or Cameratta?
No. This is an independent resource operated by licensed Florida real estate professionals. We are not the builder, the developer, or the community association, and we are not endorsed by them.
When is the Kingston grand opening and should I go?
Saturday 17 October 2026, 11am–2pm, at Kingston off Corkscrew Road about ten miles east of I‑75. It is worth going — it is the best chance to walk several builders’ product in one trip.
One caution. An opening weekend is when a sales floor is busiest and least inclined to negotiate, and it is also when buyers most often register themselves without representation. If you sign in unrepresented, we generally cannot step in afterwards. Send us one message before you go and that is handled.
