This is the page most community websites will not write, because the honest version of it costs them leads. Here is what we know, what we do not, and exactly what to ask.
We do not have confirmed HOA or CDD figures yet
Neither the builder nor the developer has published HOA dues or a CDD assessment schedule for Kingston that we can verify. We are not going to estimate them from neighbouring communities and present the estimate as fact — a wrong number here is worth thousands of dollars a year to you, and you would reasonably never trust us again.
We are getting these directly from the on-site consultant. Call or text and we will send you the actual documents as soon as they exist, whether or not you end up buying through us.
What almost certainly applies in this corridor
Communities along the Corkscrew corridor in Lee County typically carry a combination of the following. Treat this as the list of questions to ask, not as Kingston’s numbers.
- HOA dues — covers common areas, amenity operations and often some lawn maintenance. Ask what is included and what is billed separately.
- CDD assessment — a Community Development District bond that funds infrastructure, collected on your tax bill and typically running for decades. Ask for the annual amount, the remaining term, and whether it can be paid off early.
- Sub-association dues — villas and attached product often carry a second, separate fee on top of the master association.
- Insurance — Southwest Florida windstorm and flood exposure. Get a real quote for the specific address before you are under contract, not a rule of thumb.
The question that catches people out
Ask whether the amenity fee begins when you close or when the amenities open. In early-phase communities these are frequently not the same date, and paying for a clubhouse you cannot use for two years is a real cost that belongs in your comparison.
Does Kingston have a CDD?
We are confirming the structure and the assessment schedule with the developer. We will publish the figure when we have it in writing, and not before.
Are HOA dues included in my mortgage payment?
Generally no. HOA dues are paid separately to the association. A CDD assessment, by contrast, usually appears on your property tax bill and so often is escrowed with your mortgage. Confirm both with your lender.
Can you tell me the real all-in monthly cost?
Once we have the HOA and CDD figures, yes — and we will do it for the specific plan and homesite you are considering rather than a community average.
