What the list tells you
Three things stand out once the plans are in price order rather than collection order.
The collections overlap. The Lido Key (Executive) and the Delray (Manor) both start at $509,999; the Miramar (Executive) and the Key Largo (Manor) both start at $534,999; the Weston (Manor) and the Oakmont II (Estate) both start at $609,999. The collection name tells you the homesite size and the exterior programme, not the price band, so if you have a budget rather than a collection in mind, compare across the lines. Our floor plans index lays all four collections side by side.
Square footage per dollar is best in the middle. At $469,999 the Destin gives you 2,198 square feet and four bedrooms; at $534,999 the Miramar gives you 2,919 square feet and six. The Estate plans buy a larger homesite and a different exterior before they buy more interior space — the Oakmont II at $609,999 is 2,361 square feet, less than the Delray at $509,999.
The villas are the only homes published with a homesite and address today. Four Osprey villas on Rustic Ranch Lane are listed with prices between $339,999 and $359,999; the rest of Lennar’s 25 available homes are started but not yet published. Our move-in-ready page carries the four that are.
Before you pick a plan
HOA dues and any CDD assessment have not yet been published for Kingston in a form we can verify, and we will not estimate them. The carrying cost of a $509,999 Delray and a $509,999 Lido Key may differ once sub-association fees are known, because attached and detached product are often assessed differently. Our costs page sets out exactly what to ask, and we will send the actual documents the day they exist.
Registration with Lennar happens at first contact and cannot be added afterwards. If you want independent representation on your side of the table, tell us before you visit or call or text (239) 208-0906.
