Of the 25 homes Lennar listed as available at Kingston South on 26 October 2026, four were published with a homesite number, a street address and a price. All four are the same plan — the Osprey villa — on the same street. Here is what is actually on the table, and why the other twenty-one may be the better list.
The four homes
| Homesite | Address | Plan | Price |
|---|---|---|---|
| 1 | 22100 Rustic Ranch Lane | Osprey · 2 bed · 2 bath · 1,564 sq ft | $339,999 |
| 2 | 22104 Rustic Ranch Lane | Osprey · 2 bed · 2 bath · 1,564 sq ft | $339,999 |
| 192 | 22105 Rustic Ranch Lane | Osprey · 2 bed · 2 bath · 1,564 sq ft | $359,999 |
| 193 | 22101 Rustic Ranch Lane | Osprey · 2 bed · 2 bath · 1,564 sq ft | $359,999 |
Homesite, address and price are Lennar’s published figures as of 26 October 2026. A published home can sell the same day.
Why the same plan carries two prices
The Osprey starts at $339,999 as a plan, and homesites 1 and 2 are at that base. Homesites 192 and 193 are $20,000 more for the identical floor plan. Lennar does not publish the reason on its public page, so we will not guess at it — a $20,000 difference is usually a homesite premium (position, exposure, what the lanai faces) or a difference in included selections, and the only honest way to know is to ask the on-site consultant which it is and then decide whether that particular thing is worth $20,000 to you. We will put the question for you before you visit.
What an Osprey is
The Osprey is the larger of Lennar’s two villa plans at Kingston: 1,564 square feet, two bedrooms and two baths. The smaller Pelican is 1,462 square feet with three bedrooms and starts at $329,999. The Osprey trades the third bedroom for a larger living area, which is why it tends to suit a couple, a seasonal owner or a downsizer rather than a family. Villas are attached product, and attached product in this corridor often carries a sub-association fee on top of the master HOA; that figure has not been published for Kingston, and our costs page explains what to ask.
The other twenty-one
Lennar’s count of 25 available includes homes that are started but not yet published with a homesite number. In an early-phase community that is the more useful list. A home that is framed but not finished can often still be personalised at the design centre if you catch it at the right stage, and it lets you choose across all four collections — Executive, Manor and Estate as well as Villas — rather than from four copies of one plan on one street. We send the current list, with projected completion dates and which homes still have selections open, on the day you are ready to look.
Before you register
Registration with Lennar happens at first contact, online or at the sales centre at 20126 Kingston Southern Parkway, and cannot be added afterwards. If you want someone on your side of the transaction, tell us first or call or text (239) 208-0906. It is the whole difference between walking in alone and walking in represented.
Questions people ask
Are the four Osprey villas move-in ready?
Lennar does not mark them as move-in ready or under construction on its public page. Ask us for the completion date on any of them before you plan around a move.
Why are homesites 192 and 193 $20,000 more than 1 and 2?
Lennar has not published the reason. It is most often a homesite premium or a difference in included selections; we will confirm which before you visit so you can decide whether it is worth it.
Can I see the other 21 available homes?
Yes. They are not on Lennar’s public page with a homesite number yet, but the on-site team has the list and we send it, with completion dates, when you are ready to look.
Is there a cheaper home at Kingston than the Osprey?
The Pelican villa starts at $329,999, $10,000 under the Osprey’s base, with a third bedroom in a smaller footprint.
